Is property a good investment in retirement?

Is a property a good investment in retirement? This is a question that I receive quite often, so today let's review benefits and negative of owning a rental property when retired.

Real property that has been rented out provides two forms of financial benefit:
• rental income
• capital appreciation

Negatives of buying rental property:
1. very high entry costs
2. lack of diversification
3. lack of liquidity
4. problems with underlying property
5. lack of tenant or a bad tenant
6. high ongoing costs
7. reliability of rental income
