My Offer Got Accepted, Now What?

My offer was accepted on the house, what are my next steps?

1. Acknowledge or "bottom line" the purchase agreement.

This ensures that the seller agrees to your offer and does not allow them to accept other offers. At this point you will be "under contract".

2. Deposit your earnest money within 24 hours.

This money will be deposited with the buyer's broker or the title company. You can make payments by personal check, cashier's check, ACH payment or electronic transfer. Make sure the money is coming out of an account with your name on it.

3. Order your home inspection.

Inspection period is usually 5-10 days and only begins once you have bottom-lined the purchase agreement. Use a home inspector that you know, you trust, and you are comfortable with. While you are signing the purchase agreement, sending money, and ordering your home inspection, your agent will contact the lender and title company to provide them with a copy of the contract. Once the lender has the contract, they will confirm your intent to purchase and send you loan documents. Review and sign any documents they request.

Don't open new credit lines, make large purchases or deposits, quit or change jobs. If you are considering any large financial moves or changes... CALL YOUR LENDER FIRST! You don't want to do anything that will affect your loan and ability to purchase the home.
