After the launch of Margalla Enclave Islamabad, a question that is often asked is whether it is better in Margalla Enclave or in the New CDA sectors. So, for comparison with Margalla Enclave, I have selected the New CDA sectors, including C-16, C-15, and C-14, and the reason for selecting these sectors is the similarity in their locations and prices. This video contains details of both these areas and the locations of the housing societies or CDA sectors surrounding these areas. And to answer the question of where is the best place to invest, here are the prices of plots in Margalla Enclave, and the prices of plots in housing societies surrounding Margalla Enclave, and in comparison with them, the prices in New CDA Sectors C-16, C-15, C-14, and the prices of plots in other sectors along with these sectors or surrounding these sectors. In addition, we will talk about the developers and the development of these two areas.
So, first of all, let's talk about the locations of these two areas. In terms of locations, both areas are ideal locations in Islamabad in their own right.
Margalla Enclave is located in Zones 3 and 4 of Islamabad, while CDA sectors are located in Zone 1 of Islamabad.
Now, if we talk about the location of these two areas, then according to my personal opinion, the location of Margalla Enclave Islamabad is better than the New CDA sectors.
Now let's talk about the development and the developer of these two areas. Margalla Enclave, Islamabad, is currently completely undeveloped. Since it is a joint venture of DHA and CDA, the developer in it is DHA, and you all know about DHA's developments. While in CDA sectors, C-16, C-15, C-14, these three sectors are currently under development, and CDA tenders private contractors for their development, such as the private contractor of Sector C-16 is MS Kamran Kundi.
From a development point of view, I also believe that Margalla Enclave will be better than Islamabad New CDA sectors.
So now, let's talk about the most important part of this video, which is investment growth. So, first let's analyze the prices of these two areas.
There are 5 Marla, 10 Marla, and 1 Kanal residential plots in Margalla Enclave, Islamabad. There are 4 payment methods, including immediate payment and 1, 2, and 3-year payment plans. The price of a 1 Kanal plot is 4.20 crores, while the 3-year payment plan is up to 5 crores, and the interest or profit on these plots is in addition to it. Similarly, the price chart of 5 Marla and 10 Marla is in front of you, and the interest or profit is in addition to it.
If we compare the prices in the societies surrounding Margalla Enclave, then Park View City Islamabad, which is a developed housing society and has all the amenities, has a minimum price of 1 kanal, ranging from about Rs 2.80 to a maximum of Rs 4.50 crore. Similarly, the opposite of Margalla Enclave is Bahria Enclave Islamabad, and it is also fully developed. Here too, all the amenities are available, and the minimum prices here are around Rs 2.25 to 4.25 crore plus or minus. CDA also has its own society called Park Enclave, which is located on the same Jinnah Avenue, which is just 1 kilometer away from Margalla Enclave. And the development in Park Enclave Islamabad is complete,e and the prices in the developed area range from Rs 4.50 to 6 crore. Whereas, plots in Park Enclave-3 have a price range of 3.50 to 4.75 crores plus or minus.
These were the prices of 1 kanal plots in Margalla Enclave and the housing societies surrounding Margalla Enclave.
Now, let's talk about the development and prices of plots in the New CDA sectors. Sectors C-16, C-15, and C-14 are still underdeveloped sectors, and among these three sectors, the highest development and prices are in Sector C-14. In Sector C-14, the prices start from a minimum of about 5.25 crores, and the maximum is about 7.50 crores plus or minus. The other 2 sectors are also still underdeveloped, and the prices in these sectors start from a minimum of 2 cr. and a maximum of 5 to 5.50 cr. plus or minus.
And now the prices of other CDA sectors surrounding these new CDA sectors, along with C-14, are Sector D-12, and Sector D-12 is fully developed and has all the amenities, and the prices of 1 kanal plots here start from 9 crores and go up to 10.50 crores. Near these sectors is Sector E-11, where the prices of 1 kanal plots start from min 10 crores and go up to max 12 crores. And if we talk about the almost undeveloped Sector E-12, then the prices here are also from 4.75 to 6 crores. So, if we take all these prices into account, then from the point of view of investment, I think that the CDA sector, Margalla Enclave, is better than Islamabad. And investment growth in CDA sectors is likely to improve.
