Naples Florida waterfront homes for sale - 8 essential things you need to know!

I’m Kimberley Menkhorst, a Naples Florida Realtor helping out-of-state buyers, second-home seekers, and investors navigate the waterfront market with clarity and confidence.

When we think of Florida and Naples in particular we think of waterfront homes in close proximity to the beach. And while there are plenty of homes & condos in Naples with waterfront views, what this video is going to cover is the waterfront communities with boat access and access to the bay, canals & Gulf of Mexico.

But I mentioned at the beginning I was also going to tell you what to look for when purchasing a waterfront home. Since Hurricane Ian, the biggest concern is making sure your waterfront home doesn’t flood. So here are the questions to ask:

1. What’s the elevation of the home? This is what will determine your insurance coverage and your susceptibility for flooding & damage. The seller might have an elevation certificate or you can ask an insurance agent directly when you’re asking for a quote.
2. What does homeowners Insurance NOT cover?
3. Ask for the New Flood disclosure. There is a new form as of Jan 2025 that is required for the sellers to disclosure if they ever received any FEMA insurance. Even if they click NO you need to ask what damage they’ve had, or how much water. Just because they didn’t get any insurance money from flooding doesn’t mean they didn;t have any flood damage.
4. How deep and wide are the canals?
5. How long does it take to reach the gulf or open water? Are there bridges? You want to make sure that if there are bridges that your boat can fit under it.
6. You also want to make sure during your inspection period you have them check the age & condition of the dock/ lift, & seawall.
7. If you’re looking at older homes on a waterfront lot that you think you’ll just tear down and rebuild you need to be aware of the new set backs the City of Naples has enacted. To make sure it’s even possible to build the home you’re wanting on that piece of land.

Depending on what street you buy in Port Royal you’ll have a lot of boat traffic with site seeing tours, it can feel intrusive if you want your privacy you want to live off of the side canals.
