Keep It Simple Series 6: Estimating Your Property Value for LPT

In this episode, we’re answering one of the most common questions we’ve received recently:

“Should I still submit my Local Property Tax (LPT) return if I’m not entirely sure of my property’s value?”

The answer is simple — yes, absolutely.

You’re legally required to file your LPT return, even if your valuation is only an estimate.

Your declared value determines your LPT liability until the next valuation date in 2030, so it’s important to make a fair and reasonable assessment based on the information available to you.

From experience, Revenue will accept your estimated value if it’s made in good faith and is not clearly unrealistic.

To help you get it right, here’s a simple step-by-step guide.

How to Estimate Your Property’s Value
Start with online resources:
Check recent sales of similar homes on Daft.ie, MyHome.ie, and the Property Price Register.
Use Revenue’s LPT Valuation Tool:
Visit Revenue.ie and open the LPT valuation guide.
Use the interactive map to find your area and see the average valuation band for properties similar to yours.
Adjust for your property’s features:

Consider:
• Size — is your home larger or smaller than average?
• Condition — newly renovated or in need of work?
• Type — detached, semi-detached, terraced, or apartment?
• Extras — any extensions, attic conversions, or garages?
If your home is in better condition than most in your area, choose the higher end of the band; if not, the lower end.

Key Date
Your valuation should reflect the market value as of 1st November 2025.
This figure will determine your LPT charge for the years 2026–2030.

Filing Your Return
Once you’ve estimated your market value, simply:
1. Select your LPT valuation band (not the exact amount).
2. Submit your return through myAccount or ROS on Revenue.ie.

By making an honest, well-informed estimate, you’ll stay compliant, avoid penalties, and ensure a smooth LPT process through 2030.
