Dealing with Tenants Throwing F-Bombs and Threatening Lawsuits? Here's How I Handle It
In this video, I’m breaking down exactly how I deal with tenants when things get heated – I’m talking swearing, lawsuits, full-blown drama. When a tenant gets rude, brave, and lippy, the key isn’t to lose your cool (even if your inner UFC fighter is itching to choke them out).
Here’s how I stay in control without losing it:
Give Them a Voice (But Keep It Respectful):
I set up a WhatsApp group with all tenants. It gives them a platform to share concerns openly — but also reminds everyone that this is a public space. I always say: “You’re more than welcome to share your opinion and frustrations, but respectfully please.”
Let the Group Hold Accountability:
The group dynamic keeps things balanced. Everyone sees everything — it’s not just a private back-and-forth. Yes, some may try to stir the pot or make you look bad, but how you respond matters more than the noise.
Don’t React Emotionally:
Take a breather if you need to. You don’t have to respond right away. Emotions can mess things up, so stay calm and composed. Show them you’re listening, but lead the convo constructively.
Set Boundaries Firmly but Professionally:
If someone crosses the line, like swearing in the chat, call it out without fueling the fire. I usually say: “You’re more than welcome to express yourself — however, please do so respectfully.”
You Don’t Have to Engage with Every Comment:
When the ranting and spam starts, I hit them with:
“Just because I choose not to engage in back-and-forth doesn’t mean everything you say is factual. You’re still welcome to express frustrations — respectfully.”
Bottom line:
WhatsApp groups have been a game changer for me. They allow tenants to voice themselves, and give me the chance to respond in a professional, honest, and transparent way.
Oh, and don’t forget to highlight the good stuff too:
Garden cleaned and ready for them to enjoy
Kitchen tidy
WiFi installed
Broken heaters fixed
New paint and carpet added
If you build a reputation of genuinely trying your best as a management agent, one bad incident won’t ruin your name. Mistakes happen — but how you respond is what defines the outcome.
