Haddad appreciates the seamless open-plan main floor, where the living room, dining area, kitchen, and bar connect effortlessly to a patio with an infinity-edge pool, though he notes the excessive use of travertine and mixed materials as a design misstep. The basement level, with a cozy lounge, wine cellar, and movie theater, is well-executed, but the pool’s placement above a guest bedroom raises concerns about potential leaks. Privacy is a significant flaw, as neighboring homes on higher elevations overlook the pool and terrace, undermining the property’s appeal for families despite its proximity to a top public school.

While the mansion boasts stunning interior finishes, such as curved cabinetry, bronze accents, and a luxurious primary suite with his-and-hers closets, its exterior shortcomings and lack of a proper backyard limit its marketability. The rooftop deck, lacking vegetation and exposed to neighbors, feels like an afterthought, and the views—touted as ocean-facing—are obstructed and underwhelming. Haddad’s Arvin score reflects this dichotomy: a 10 for the efficient layout, an 8.5 for the once-pioneering finishes, but a 2 for privacy and a 3 for lot quality due to its poor positioning and lack of frontage. He suggests a facade overhaul with warmer materials like copper and lush landscaping to align the exterior with the interior’s elegance, warning that the property’s niche appeal and privacy issues make it a risky investment at its price point.
