As a former planning officer myself I have first hand experience of the most effective ways to get planning permission.

Do an assessment of the local area, whats the prevailing development like

What is the local planning history, what type of decisions do they make?

Basics on external appearance - materials, windows, where will they face? Impacts on neighbours, obscure glazing etc. Once you choose, understand that it is an enforceable document

You don’t need an architect, a CAD technician will be perfectly fine. Just get the areas and amounts right.

Pre-app or no pre-app?

Applying for permission - the basics - is it a householder application or do you need full planning permission. Circumstances on which you need permitted development?

Just copy what others said on description - the planners will change it for you anyway to their style.

Once submitted - what happens, validation team, officer takes it and consults internal consultees. Sends out public consultation for 21 days. Site visits - accompanied or unaccompanied
