The D2 Ranch is a massive holding, with 34,034± deeded acres, 26,120± acres of New Mexico State Land Trust and 17,655± of BLM leased acres combining for a total of 77,809± acres. This equates to over 121 square miles, all in one contiguous block, which is rare and remarkable for a ranch of this magnitude.
Wind Operation
The ranch is located in New Mexico’s best and largest sustained wind corridor. In April, 2022, after extensive due diligence and negotiation the ranch has executed a wind contract with Pattern Energy which will provide a minimum revenue of $32± million over 30 years, with supplemental documentation provided by Pattern showing the strong possibility of even significantly greater revenue than the $32± million minimum. Potential buyers, who have been financially qualified and have executed a Non Disclosure Agreement with the owners and with Pattern Energy, will be given access to the necessary documentation to fulfill their own diligence. Note: revenue figures have been represented by the Sellers per their written contract with Pattern Energy. Buyers are strongly advised to research and validate the information provided.

Cattle Operation
The ranch runs a robust cow/calf operation running 800 head reliably each year. Organized into 27 pastures and 7 traps, the current management program is based on strategic rotation and leverages a spring (Feb. and March) calving program. 9 productive wells provide underground piped water to each pasture utilizing a system of large storage tanks and steel rim drinkers. The abundance of native grasses and browse has proved so sufficient that supplemental feeding is not required, even during winter months.

Improvements
The main ranch headquarters features 4 homes – the Owner’s residence and three guest or manager’s residences. The homes are all of quality construction including adobe, block and traditional stick-built. Each home is comfortably cooled and heated and currently occupied. The headquarters also includes a large set of pipe-fence working and shipping pens and a large Quonset hut used as a shop and storage facility.

A large second headquarters is strategically located approximately 4.5 miles south of the main headquarters. It features a large adobe home under current renovation, a bunkhouse, a newly-built barn, a well with two large storage tanks and a large set of pipe-fence working pens.

The interior ranch roads on this ranch are second to none. The ranch can comfortably be accessed by pickup truck utilizing the carefully maintained road systems and owners will appreciate the abundance of convenient cattle guards with just a small number of high-quality and easy to manage gates throughout.

Wildlife and Hunting
It is hard to traverse the ranch without encountering a number of pronghorn antelope. The population is abundant and the animals grow impressively big on this ranch, with large trophies taken each season. Mule deer numbers in the area have dwindled but one is still able to encounter a few here and there. Elk are known to thrive in the area but don’t exist in great numbers on the ranch. It can be reasonably expected that a the elk population could expand in the near future.

Location & Topography
D2 ranch is ideally located in East-Central New Mexico, approximately 15 miles from the historic ranching community of Corona, New Mexico. The topography of the land consists of gentle rolling grass lands and larger hills and draws with strong pine, juniper and cedar tree cover. Elevations vary from approximately 6300’ to 6700’, providing an ideal climate for year-round operations without the stresses and challenges of extreme seasons. From Corona, Albuquerque lies 105 miles northwest and Roswell 106 miles to the southeast. Access to the ranch is outstanding with highly improved county roads and paved highways.

The property is reasonably priced at $940.24 per deeded acre including the wind energy cash flows. All of the State and BLM lease acreage is included and will convey with the purchase.
