My First 30 Days Flipping Land - Summit Acreage Update

In this 1-month update on Summit Acreage, we break down the real numbers, the surprising challenges, and the big decisions we’ve made to push this land flipping project forward.

Further establishing the plan, I realized our initial scale was nowhere near big enough. Assuming a 2% response rate on cold mailers, a 1.5% close rate on offers, and $1,500 profit per deal, we calculated we’d need to send 235,000 mailers to hit our profit goals — far beyond what we originally planned.

That meant we had two options:
1️⃣ Keep going at the smaller scale and hope for the best.
2️⃣ Ramp up our efforts, seek external investment, and expand the VA team.
