Here is what is going on in the Northern Colorado Real Estate Market. This Northern Colorado Real Estate Market Update features the data from June 2025 for Longmont, Berthoud, Loveland, Fort Collins, WIndsor, and Greeley. We look at the number of sold homes, homes on market, days on market, and the number of showings per listing. All of this will give us a picture of what is going on in the local real estate market.
What does this mean? Well, we have an increase in the number of homes for sale. Buyers are continuing to enter the market in numbers we haven't seen in years. This increase inventory of homes for sale is good news for home buyers who have been very limited on choices since the 2020 pandemic. Now home buyers can afford to be picky and find the right home for their family.
Home sellers who are wanting to move their home during this time of increased inventory need to be realistic about how they price their home. If they stretch to get the highest price, it will likely just sit without much activity. You'll end up doing a price decrease and you'll end up getting less money than if you just started at the right price in the beginning.
I still think it is a good time to sell. However, if you bought in the last 2 or 3 years, it is going to be hard to recoup your money and pay the fees of selling a home. However, even if there is a slight drop or flat prices for the last 2 years, people who have own for 5 or more years are still sitting on a bunch of equity.
