Giving property to someone for free is called hiba/gift/tamllek.

There are three basic requirements of a valid gift I.e
offer, acceptance and delivery of possession.

Gift made at very old age often gets challenged in the court and gets cancelled because all legal requirements were not filled at the time of execution of gift.
