When Does it Make Sense to Tear Down a House? With 2 Case Studies

I have many people telling me I should tear down the houses I buy. I know many of them are a little rough. However, we almost never tear a property down. It does not make financial sense in most cases to tear a house down.
We have torn one house down but that was a property that was on a commercial lot where the lot was worth more without the house than with it. Even then it took quite a bit of money just to tear it down.
Not only do you have to pay to tear a house down but it usually costs much more to build a house from scratch than to repair a house that is already there. There may be some cases where it makes sense to tear a house down but it usually is in areas that have very high prices and you can build much larger homes to replace the old house.
