My name is Michael Godin and I am international real estate consultant at Real Estate Global Partners
Today I will introduce the basic steps on how to buy a property in the US
If an investor does not have any income in the US, it is very difficult to obtain financing in US
In my today’s example I do not cover the topic of property financing
First, investor needs to decide if he wants to invest into residential or commercial real estate
Residential real estate is more difficult to manage, since the investor needs to deal with many tenants
Commercial real estate is easier to manage, since the investor usually needs to deal with just one tenant
Second, it’s very important to find a good local broker
The broker will assist to overcome all problems along the buying process including legal ones

Third, the investor needs to sign a non disclosure agreement (NDA) with the seller
Only afterwards the investor will receive all the property related information
Forth, after choosing a property, the investor pays a deposit
Then he will have a specific time to conduct due diligence on the property
Fifth, the investor has to assign a third party due diligence firm to conduct inspections such as
Roof, wall, floor inspection
It’s also advisable to conduct a water, electricity and gas inspections to ensure safety
Inspection for ants and mold is also important
If the investor is not satisfied with the results of the inspection, he can refuse to buy the property
However the paid deposit is lost in this case
Six, if the investor is satisfied with the property he can now sign the purchasing agreement and finally buy the property
Then he will need to find a management company which will help him to receive all required documents
And change the registration of all utilities such as water, electricity and gas
Finally the investor can lean back and receive regular rental income from the property

也要检查水 电 煤的安全

可以放弃购买
