Spanning more than 2 million square feet, SIORA is conceived as a beachfront sanctuary inspired by ancient Japanese garden principles and the philosophy of Ikigai, focusing on balance, wellbeing and meaningful everyday living. The masterplan blends architecture, nature and lifestyle to create a calm, human-centric coastal district.
Unlike conventional developments, SIORA dedicates over 70 percent of its land to green spaces, public realms and landscaped corridors. Pedestrian-friendly pathways, shaded beachfront promenades and six kilometres of uninterrupted coastline form the backbone of a community designed around openness, movement and connection to nature.
The project also underscores the rise of Dubai Islands as the city’s next luxury waterfront destination. Long known for iconic addresses such as Palm Jumeirah, Dubai is now seeing Dubai Islands emerge as a new benchmark, combining contemporary architecture, sustainable planning and proximity to Deira and Dubai’s cultural heart.
Commenting on the launch, Mahdi Amjad, Chairman of BEYOND Developments, described SIORA as a defining addition to Dubai’s property landscape, highlighting how design-led, future-ready districts continue to elevate the emirate’s global appeal.
SIORA’s focus on placemaking, walkability and cultural integration positions it as more than a residential project — it is a lifestyle-driven coastal community designed to enrich daily life and strengthen Dubai Islands’ status among the world’s most desirable waterfront locations.
As part of SIORA’s cultural identity, the masterplan incorporates curated artistic and sculptural installations guided by Japanese visual principles, expressed through three core themes:
Kaze (wind): harnessing coastal breezes to enhance natural ventilation
Mizu (water): integrating reflective pools and water elements to regulate microclimate and bring calm
Kage (shadow): shaping light and shade to reduce heat gain and enhance natural comfort
These elements reinforce SIORA’s philosophy of balance, wellbeing and mindful coastal living, aligning with the broader vision of Dubai Islands as a next-generation waterfront destination.
