Calgary Real Estate Market Update – March 2025

Tariffs, eh? What happens now?!
At the time of writing, the US is expected to impose a 25% tariff on all goods and a 10% tariff on energy, which could result in an approximate $8B deficit for Alberta in 2025, returning our provincial financial picture to the days of the great ‘economic downturn’ that we experienced between 2015 and 2019. There is a lot of uncertainty around the impacts of the tariffs and no one really knows how to estimate what the overall impact will be.
In other news, CMHC’s recently released Mortgage Consumer Survey points to 2025 being another good year for Calgary real estate. RBC also released their forecast, in which they project that prices and sales will go up by approximately 4-5% in Alberta in 2025, due to our affordability advantage and strong interprovincial net migration.
In the local resale market, Calgary is following its seasonal trend with increased sales and prices coming up by a small amount.. With a lot more available inventory than we had 2024 and the pace of sales a bit lower than last year, Calgary should see a balanced for most of the year.
