Our latest Austin Market Report is here, and we're covering some crucial topics you need to know right now if you're thinking of selling.

🔑 Key Takeaways from the Austin Market (October Data)
The Austin area (San Marcos up to Jarrell) saw 2,603 homes sold in October. Here's a quick look at the numbers:

Median Price: $430,000
Average Sales Price: $582,000
Median Days on Market (DOM): 58 days

⚠️ Inventory Alert: Active inventory is WAY up from 2019 (a "normal" market) and still considerably above 2024 levels. We expect to enter 2026 with a much larger inventory than we started 2025 with. If you're planning to sell, getting a jump on the market in November/December is critical!

🔮 2026 Forecast: Is the Boom Back?
The biggest question I get is: "Should I wait to sell for another massive price jump?"

National Forecast: Predictions are pointing to only modest gains in 2026. No one is forecasting a 5% or 10% jump in home prices next year.

Local Forecast: Zillow's local forecast is predicting that home prices will actually be down 1.8% a year from now.

The Reality: The chance of you leaving $100,000 on the table by selling now is "not likely to happen". Don't anchor yourself to the 2022 peak prices!

❌ The Dangers Home Sellers MUST Avoid
I also dive deep into three critical mistakes that cost sellers money:

Underpricing (Event-Based Pricing): Listing your home drastically low (e.g., a $300K house at $200K) to create a bidding war is not working reliably in this market. Buyers are hesitant and often won't bid up the price to those extreme levels, leaving you stuck with a low offer.

Selling Off-Market: Big brokers use private, off-market listings to increase their agent count or stock price—not to maximize your sale price. A recent study found homes listed on the MLS sell for nearly 19% more than those sold privately.

Overpricing: Don't get greedy! We cover a story where sellers left $75,000 on the table because they insisted on an unrealistic price, waited too long, and got desperate in a declining market.
