The first site sits along 83A and is owned by the Hammock Bay Building Company, referred to as The Reserve at Hammock Bay. While there are rumors of a future community featuring larger estate-sized homesites, there’s no publicly available plat or development filing at this time. What is clear, however, is the scope — you can see from the air just how much land is being prepared for future growth. On the other side of Bay Loop Road, another pair of parcels totaling roughly 33.5 acres appears to be in the early stages of development. Based on limited documents online, the site could feature approximately 127 single-family homes once complete. Both of these projects are worth watching closely as infrastructure work continues.
CHELCO is also making a significant investment in Freeport with a new full-service operations center now under construction. The site will include a 28,700-square-foot main building, a 10,000-square-foot storage facility, and an eight-acre staging area for equipment. Once operational, this facility will dramatically improve response times for outages across Freeport, Santa Rosa Beach, and Bluewater Bay, strengthening the region’s overall infrastructure and quality of service.
Along Highway 331, Exchange Owls Head Apartments LLC has proposed a 24.46-acre multifamily development with 300 apartment units, offering one-, two-, and three-bedroom layouts. The first phase is expected to be complete by early 2027. For comparison, nearby properties like The Madison at Owl’s Head currently lease one-bedroom units around $1,300 per month.
Behind Owl’s Head and The Bluffs, DR Horton is moving forward with Phase III of Magnolia at The Bluffs in Freeport. This new home community will introduce several three- and four-bedroom floorplans with prices starting at $319,900. Down Highway 20, you’ll notice another 15-acre site cleared for the future Crosspoint Church campus, which is expected to include a large worship auditorium, preschool facilities, and indoor recreation and multipurpose spaces.
For those seeking a more affordable entry point into new construction in Freeport, Genoa Landing offers an appealing option. The 14-acre site will include 68 brand-new townhomes, each designed with three bedrooms, two-and-a-half baths, a one-car garage, and a private back patio with added privacy partitions. Priced from $269,900.
