One of the questions frequently asked of us is, "what do property managers do for the money?" It's no secret that the best property management services cost money, but oftentimes, it is worth it just to see your property in pristine and ready-to-rent condition. In this video, Matt Leschber, owner/broker of #1836PropertyManagement, explains what we do to make it worth your while.

At the get go, we will advise you on the make-ready of your property, what are market standards, what it needs to be and what it takes to attract great tenants. We're going to market the property for you, get those tenant applications and screen them based on the criteria we go by that results in a less than half of 1% eviction rate. We're going to sign those tenants to a good lease, which is a custom lease and not a state-promulgated form. That lease has a lot of details in it that were out of our experiences over the years that we don't want to relive. Also, we have a 20-page handbook that goes with that with a couple of addenda. All this is going to lock up our relationship in a safe package, and everybody will come out of it happy and not violating any law.

We're going to help the tenants move in, make sure the house is re-keyed up to state property code and deal with any maintenance issues that the tenants found that someone else didn't. We're also going to deal with everything else that comes up, whether it's 2 AM and you get locked out or 1 PM while there's a flood going on because the AC condensation line backed up.

And when the tenant gets closer to their renewal date, we analyze current market rents and base the new terms and conditions on that. We don't do blanket renewals.We want your tenants to stay—it is after all, much cheaper to retain old tenants than get new ones in. After we get them signed for the renewal, we're going to manage them through that next extension. And if the time comes that they decide that they want to depart, we're going to itemize the security deposit depending on what we find on the property, document the move-out as we did the move-in. We will also deal with any security deposit disputes should any arise and have the documentation to back it up.

We will also handle your utilities for you, something that other companies don't do. We're going to make sure you get estimates and bids in writing from the vendors about the work that needs to be done. If the time comes to sell the home and you were not referred to us by a local agent, we will assist you with the sale or purchase if you'd prefer it.
