how to negotiate pre-foreclosure sellers-real estate deals

Negotiating with home owners that are going into foreclosure is a completely different skill than a normal negotiation. Today we have a seller that has the unfortunate circumstance of having a foreclosure coming up in a few days and we have to find out how we're going to handle the deal. They're months behind in payments and I'd like to buy this house Subject To if I can.
