S2 is DBH different from a real estate broker

Now, on the flip side, listing it—you do have to do all that stuff. So you will meet with a listing agent. They will also run comps.

They may give you suggestions on what to do with the house, whether it be paint, replacing carpet, appliances, whatever it is. And then, of course, the paperwork—which there is a lot of.

Then, hopefully, you get professional photography done. Then you put it on the market. And then, hopefully, someone says, “Hey, I want to go take a look at this house.”

Then that realtor reaches out to the other realtor to go look at your house. And hopefully, they like it. Then they make you an offer. Then you negotiate that stuff.

And when you are negotiating, you also negotiate repairs—which will come up. You will probably get pushed against that unless you are really good and can negotiate for them to fix it, which may not even be part of the contract anyway.

Then you have to find out what kind of financing they have, which pushes the closing out thirty to forty-five days, depending on how long you have already been on the market.

And then, of course, add in the time it took to do the paperwork, get the photography done, and meet with the listing agent.
