In addition, she goes over the four basic prongs of financing available for real estate investors:
a) Fanny Freddie: Also referred as Golden Tickets, highest leverage at the lowest rate, 10 Golden tickets per qualified borrower.
b) Non-QM (Non-Qualified Mortgage): when the 10 Golden tickets are exhausted, investors organically move into Non-QM.
c) Short-term Fix-And-Flip: quicker return, fast closing.
d) Commercial Properties: used for non-residential properties or cross-colateralization (multiple residential properties placed into one blanket commercial loan – entity secured loan).
