In this video you'll see jaw-dropping architecture, spectacular mountain views, and the kind of indoor outdoor living that Palm Springs is known for.

I'll also be sharing some insights as to what qualifies a home to be considered luxury real estate. Hint - it's a lot more than just price.

The homes in the video are priced from just under $3M to just over $5.5M which is certainly above the median price in Palm Springs and well into luxury real estate territory.

DESERT PALISADES
The first home on the luxury home tour is in the gated community of the Desert Palisades where all the homes have architectural significance because they were designed by world renowned architects even including one by Donald Wexler.

Marketed as the last hillside community in Palm Springs, and featuring amazing views of Palm Springs and the Coachella Valley even the guardhouse at the gate was designed by it’s architects to blend in.

There are 110 lots in the Desert Palisades and each homesite features jaw dropping views.

To get to the Desert Palisades community just keep going west on Racquet Club Road until you can’t go any further because you’ve arrived at the gate.

Although this might seem somewhat remote, it is only about 10 minutes north uptown Palm Springs and world class dining.

The home we're viewing is listed as 3770 Sq Ft on a 21,000 Sq Ft lot. The garage adds almost another 1000 Sq Ft. It is available for sale for $5,550,000 at the time I posted the video. But depending on when you might be viewing this on YouTube, it may be sold. If this one is gone and you want a home like this, I can help you buy one whether it is on the market or not. CHINO CANYON
The second house on the tour is in the Chino Canyon neighborhood and makes excellent use of the lot it sits on which is another feature of luxury real estate: homes designed for the lot.

This home also has one of my favorite mid century architectural design elements - a “continuous plane” or “indoor-outdoor wall”. You see that in this home in a number of rooms. Look for the brick walls extending through the walls of glass to the exterior of the home bringing the indoor outdoor lifestyle together.

And to take full advantage of the views, there is a viewing deck over the garage.

THE MESA
The final home on the tour is in the South Palm Springs neighborhood of the Mesa. This neighborhood is found just west of Palm Canyon Drive from Twin Palms Estates.

Similar to the other two neighborhoods we viewed on the tour, the Mesa sits at the base of the mountains offering views.

Fun fact - this new construction desert modern architectural home sits next door to Sonny Bono's former Palm Springs home. That's Sonny as in Sonny and Cher also the former Mayor of Palm Springs.

This home - with it's unique design features, is a perfect example of utilizing the lot to its fullest while creating a unique floor plan and design that will not be replicated.

The rooms are situated to take advantage of the setting, the views and pool.

The L shape of the kitchen, living room and dining room wrap around a courtyard pool with views to the west.
