You shouldn’t rent to first time renters. It’s a disaster waiting to happen. Ask me how I know.
This applies to two different situations. One is someone just out of high school or college who is trying to rent. Bad idea.
The other is someone in their 30s or 40s who has never rented before. This is a really bad idea. This person has been living with family and friends way too long.
It is legal to deny rental applications based on no rental history or a bad rental history. and it’s a good idea. Here’s why.
First time renters may or may not be good tenants. you have no way of knowing.
once they have renter history, however, another landlord or property manager tells you this person paid on time and didn’t cause problems, that’s very helpful information. These people tend to continue being good tenants.
Also, a first time renter often lacks knowledge in very basic things. They often don’t have checking accounts, can’t track their finances, don’t know how to set up utilities, don’t know how to take care of a house etc. I don’t want to be the one to teach this. Let some other landlord do that for you. You can rent to them next time.
