How does Section 8 work for landlords-Pros and cons-requirements

How does Section 8 work for landlords. What are some of the pros and cons plus requirements when dealing with the Housing choice voucher program. I get the US Government to pay my mortgages. When I first started in real estate, back in 2004, it felt like I was going to the casino every month because I never knew when, or IF, my rent would come in. Now that I work with Government tenants, my rent gets paid on time each month on the same day.

The best thing about the Section 8 program is the tenant only has to pay a small portion of the rent. The government pays the majority portion on the 1st of the month. It's been great for me, but you must do heavy screening on the tenants so you don't get a bad tenant. Just like with all renters, you have good and bad. Look out for the bad tenants as section 8 will not get involved with tenant cleanliness. I've been there. Watch and see how.
