Code enforcement- I should mention that the ditch restoration will be free of charge for the lady neighbor. There are no city codes/fines concerning roof repairs, only that you must pay for a permit to replace any portion of the roof over 1/4 of the total roof. When the house becomes uninhabitable, then you can be fined for not making repairs. There is a fine assessed for the derelict building if not taken care of in 30 or 60 days. They don't automatically fine you until you are given a grace period. My neighbor has left that former garage to fall a little bit at a time over a period of 8 years. It is a safety hazard to every house around it during a hurricane or tornado.
I am only taking as much action as I am after 8 years of inaction because it affects my property value at selling time. If you choose to live in a city with ordinances and codes, just like in a community with HOA's then you need to follow the rules. I pay taxes on my property by it being compared to other houses of the same type, not based on the negative impact of my surrounding properties which affects what I can get for it when it sells. According to my insurance, to rebuild a house like mine is $254,000. With neighbors like mine, I can't get anywhere near that price. The house down the street went for $235,000, and it did not have a garage nor a 2nd lot like mine. The house across the street is trying to be sold for $220,000 (with a price drop of over $25,000) and I think it is because of my neighbor's house. Or maybe it is because of his criminal record. You can look up anything on the internet nowadays. How many times have you googled a home and looked at the properties up and down the street? I have many, many times.
