Namibia offers foreign nationals the opportunity to legally purchase various types of property, including residential, commercial and industrial real estate. The process is relatively accessible compared to many other countries, making Namibia an attractive destination for international property investment. Foreigners are encouraged to buy property, though the purchase of agricultural land still requires special ministerial approval.
This video provides a clear overview of how the acquisition process works, what documentation is required and what costs to expect. It also covers the importance of working with licensed real estate agents and conveyancers, who help ensure the property is free from encumbrances and that all necessary documents are in place.
Some of the essential documents include a building compliance certificate, a certificate of clearance by an electrician and a municipal clearance certificate. Basic FIA (Financial Intelligence Act) documentation is also required during the purchase process. Although it can be a complex process, it is also an exciting opportunity for those looking to invest.
Recent regulatory changes, including the updated stamp duty threshold introduced in October 2024, set the exemption limit at N$1.1 million. This adjustment reduces the total transfer fees compared to previous years.
In this video we cover:
Property types available to foreigners
Restrictions on agricultural land purchases
Role of real estate agents in scouting and brokering
Importance of registered conveyancers
Key documents required (compliance certificates, electrician’s clearance, municipal clearance, FIA paperwork)
Estimated transaction costs (transfer duty, stamp duty, bond costs, rates, and taxes — around 10% of property value)
Updated legal thresholds and tax changes from October 2024
Clarification on property ownership vs. residency rights
Owning property in Namibia does not grant automatic residency. However, it may support an immigration application.
