Welcome back to Myriad Real Estate! In this Fall 2025 market update, we’re breaking down where things stand right now and where we’re headed — both locally in Phoenix and across the U.S. This video talks about September 2025 and beyond!
MORTGAGE RATES
Mortgage rates have been trending downward recently. The 30-year fixed rate is now at its lowest in nearly a year.These lower rates are helping buyers regain some purchasing power as affordability slowly improves.
While rates are easing, they’re unlikely to return to the ultra-low 3-4% levels anytime soon, if ever. Now is the time to get a decent rate, and you can refinance in the future if we see lower numbers.
INVENTORY IN PHOENIX
Inventory has increased: more active listings, more new homes hitting the market, and more price reductions. Many homes are staying on the market longer; the median time to pending is now over a month.
Buyer leverage is growing: sellers are more willing to negotiate, offer concessions, and adjust pricing.
NATIONAL. MARKET CONDITIONS
Across the U.S., price growth has flattened in many metro areas, with some markets seeing modest declines.Inventory is slowly rising, though supply remains constrained because many homeowners with very low fixed rates are reluctant to move.
Buyer demand is picking up as falling rates improve affordability, especially for purchase and refinance applications.
Builder sentiment is weak, with many builders cutting prices or offering concessions to attract buyers.
OUTLOOK: What to Expect Through the End of 2025
Expect a balanced market: not fully favoring sellers or buyers, but leaning toward more negotiation and choice. Phoenix is already showing this trend.
If mortgage rates continue falling or the Fed cuts rates, affordability should improve further, fueling buyer activity.
Sellers will need to set realistic expectations. Overpriced homes are sitting on the market longer, while well-priced homes with incentives move faster.
Home prices are likely to show modest gains or slight declines, rather than the dramatic swings of previous years.
If you’re a buyer: this fall may be one of the better windows in recent years to shop around.
If you’re a seller: fine-tune your pricing, highlight value and incentives, and be prepared for longer listing times compared to peak years.
