Wholesaling Real Estate 🏡

Wholesaling real estate is something you can do to make money in real estate even as a teenager. You do of course have to be 18 years old to sign legally binding contracts, but I've even heard of kids in high school having older siblings, parents, or friends (anyone at least 18 years old) to sign contracts for them so they can wholesale as a teenager. Implemented right, you could be making $100,000 or more a year while still in high school!

Becoming a Real Estate Agent 🏡

You can become a licensed real estate agent as early as 18 years old in the united states. The process for getting your real estate license is a little different in every state by how many hours of studying are required before taking your real estate agent exam. Becoming a real estate agent is a great way to get into real estate as a teen and make a lot of money in real estate right out of the gates. I wish I would have gotten my real estate license at 18 years old, but I started at the old age of 21 making 6 figures my very first year in real estate with this strategy alone.

Flipping Houses 🏡

Flipping real estate as a teen is a much more advanced strategy. There are a lot of moving parts when flipping houses. Between finding the good deal, estimating rehab costs, managing contractors, correctly estimating the after repair value.. The list goes on, and only increases the odds of something going wrong. Many people lose money on their first flips, so unless you have a partner that has experience with this strategy I would recommend wholesaling or becoming an agent as both strategies can make great money but have a lot less risk.

Becoming a Landlord 🏡

Once you have 6-12 months of credit history lenders will be able to talk with you about getting preapproved for a home loan. There are several types of home loans with various benefits to them, but what I’m going to recommend to you and what I wish I would have done, is gotten what is called an FHA loan and used it to buy a 2-4 unit complex.

This loan is only going to require 3.5% down payment on the house, and will allow you to buy up to a 4 unit complex. This means you can buy a 4-plex, live in one unit, and rent out the other 3 essentially having tenants pay your mortgage and you can live for free or make money by buying your first house.
