I was asked to do a roof inspection and a report on this roof in London, I was told that the roof was soft underfoot and that they didn't know why. When I got on the roof and started to walk around, I was able to establish many different defects in the way that the GRP glass-reinforced plastic roof had been installed; flashings were compromising the drip detail on the cavity walls and generally the GRP had not been installed very well. I could only do a visual inspection and couldn't cut any holes in the roof however we because the roof was so soft underfoot I could feel that there was a timber frame underneath the glass fibre roof and the possibility that some insulation had been installed was there. But realistically, trial holes should be cut into the roof to establish the exact make up. I didn't know that there was no ventilation on the roof whatsoever, so if there was no cavity under the glass fibre, then there would've been an airspace that really should've been vented. Perhaps that's the reason why it had rotted from the bottom upwards. Anyhow I was able to get as much information as I needed and was able to give the customer a good report on the roof, explaining the situation and explaining what I thought was necessary to put the roof right unfortunately, this did mean that the whole roof would need to be completely stripped and replaced. Insulating a concrete roof is extremely difficult because of the thermal bridging around the edges. These are always going to be a problem unless you can encapsulate the whole roof so to stop thermal bridging.
