Your Property Is Empty — Now What?
Voids are one of those annoying facts of life in property investing. And while we all hope for a seamless switch between tenants, the reality is, sometimes your rental property sits empty — and it’s not just the lost rent you need to worry about.
When your rental is empty, you’re still on the hook for mortgage payments, council tax, and utility bills. But more importantly, an unoccupied property comes with a whole host of risks — from leaks and break-ins to insurers wriggling out of claims. And unless you’re properly managing that void period, you could find yourself in hot water.
In this video, we’ll talk through what every property investor (especially in the UK buy-to-let world) needs to do when they have a vacant rental. From understanding your landlord insurance rules, to making sure your property inspections are recorded properly — this is the stuff they don’t tell you about when you’re starting out.
Whether you self-manage or use a letting agent, knowing what to do when your rental is empty could save you a ton of stress — and money. It’s not glamorous, but it’s essential property management advice for investors who want to stay covered and avoid nasty surprises.
