Here’s a rough roadmap for entering SEA, with cautions and best-practices.
1. Choose your target country + asset sector
Not all countries/sectors are equal. For example, Vietnam, Indonesia, Philippines are showing strong growth. But real-estate and infrastructure carry very different risk profiles vs. operating businesses or equity. A helpful question: Which country + sector offer a compelling entry with manageable risk?
2. Understand and localise risk
• Regulatory environment: Are foreign investors restricted? Are land/property rights clear? Is repatriation of profits allowed?
• Currency & macro risk: Emerging markets carry currency volatility, inflation risk, policy shifts.
• Partner/local networks: Especially for business/investment operations, having good local partnerships matters strongly.
• Exit strategy: How easy will it be to exit or scale up / down? Liquidity matters.
• Due diligence on asset/valuation: Especially as many investors are now emphasising defensibility, profitability, not just “story”.
3. Start modest, build strategically
Rather than jumping into large scale, many prudent investors:
• Take a minority stake or a pilot project to test the market.
• Establish local presence or advisor network.
• Consider joint ventures or local partners to mitigate local operational risks.
• Gradually scale once you have a clearer understanding of the terrain.
Key cautions and risks
• While FDI is strong, competition is intensifying, valuations may be elevated in “hot” markets.
• Local execution risks: regulatory delays, infrastructure issues, local partner reliability.
• Dependence on external demand or global supply-chain shifts — e.g., manufacturing and exports.
• Exit/liquidity risks in less mature markets.
