Follow Benjamin and Elizabeth from KW Singapore on an exclusive first look at Springleaf Residence—the first private condo launch in the Springleaf precinct, and one that enters the market with one of the lowest land prices seen in OCR in recent years.
Positioned just 100 metres from Springleaf MRT and surrounded by landed housing and forest reserves, the site offers a rare combination: direct MRT access, genuine low-density living, and a green buffer that’s unlikely to be repeated. Backed by GuocoLand and Hong Leong, the development enters a precinct now drawing renewed attention, with their presence becoming increasingly synonymous with large-scale rejuvenation, as seen in Lentor.
Across its 344,000 sq ft land plot, the planning leans heavily toward space and preservation. Only about 23% of the land is built up. The rest is devoted to greenery, open lawns, water features, and elevated communal zones. There’s also a conserved heritage block—the former Seletar Institute and Upper Thomson Secondary—now repurposed into a limited collection of unique 1-, 2- and 3-bedroom units. This is a 941-unit development with a wide unit mix, spanning 1- to 5-bedroom configurations. Stacks are deliberately spaced, many units face either internal landscaping or the forest edge, and layouts include options like dumbbell-style 2-bedders, 3-bedders, and rare 5-bedders under 1,500 sqft—configurations that reflect a response to new GFA harmonisation guidelines without compromising on liveability.
Facilities run across multiple elevations. Each tower features a rooftop sky terrace. Pools, courts, a jogging loop, pet zone, and BBQ decks are placed with biodiversity in mind. In fact, the entire project was strategised in consultation with biodiversity specialists, leading to details like high-elevation BBQs, bird-safe glazing, and forest-facing buffers that preserve ecological flow from the adjacent reserve.
Project features:
✔️ 344,000 sq ft site with about 23% site coverage
:heavy_tick: Side gate MRT access— 100m sheltered walkway to Springleaf MRT station (TE4)
✔️ 941 units across 1- to 5-bedroom layouts
✔️ Heritage block with unique low-rise unit offerings
✔️ Greenery-bordering units with ecological design buffers
✔️ Sky terraces, pet cocoon, jogging track and sport courts
✔️ Designed in consultation with biodiversity experts
✔️ Positioned ahead of future mixed-use launches in the precinct
For those studying long-term upside, or watching for first-mover footholds near MRT nodes, Springleaf Residence represents a different kind of game plan—one that’s positioning itself ahead of the next phase of OCR evolution.
