This course begins by laying a firm conceptual foundation: what is value, how is it defined in the property context, and what are the different types and purposes of valuation? You will master the three universally accepted valuation approaches:
Sales Comparison Approach : Estimating value based on comparable property transactions.
Cost Approach : Calculating value from the cost of replacing the structure, minus depreciation, plus land value.
Income Capitalization Approach : Determining value based on the income-generating potential of a property.
Additionally, the course dives into specialized valuation practices such as:
