Luxury: Most of the activity remains in the one-to-two million dollar range, where about 80 percent of luxury sales occur and 129 homes recently closed. This pace still mirrors 2022 and 2023, a promising sign for the Austin market.

Sellers: Those who bought before 2020 are still in a strong equity position, but with seven months of inventory, longer market times, only 13 percent of homes selling each month, and buyers negotiating down to an average of 91 percent of asking price, success today depends on fair and realistic pricing.

Buyers: Continue to have strong leverage in today’s market, with more listings than ever to choose from, the ability to be selective, and solid negotiating power on price, closing costs, and repairs. It remains an excellent time for investors and savvy buyers.

Looking Ahead: The 5 to 10 year outlook is promising, with Williamson and Travis County projected to see strong appreciation over the next decade. Homeowners who can purchase today and hold their property through this period are well-positioned to benefit the most.
