Move Up Buyers

We want to share with you an idea that we're suggesting for some buyers, especially those “move up” buyers who are coming from an existing home. You're looking to move up into a larger home, probably more expensive home, and more than likely you are going to be sale contingent on your offer. As we know right now, the market is very, very strong for sellers. Sellers have a very strong position and buyers who are coming in who are non-contingent, clearly go to the head of the list when sellers are reviewing offers. Non-contingent buyers of cash buyers. We'll have buyers who can buy without having to sell a property. And then we look into buyers who need the sale or the proceeds of their sale in order to make this buy. And you're finding it that it's very, very difficult. It's difficult right now from the non-contingent buyers for, so for the contingent buyers the buying process can be very frustrating. In fact, you wonder how you're going to do that, especially considering that you're concerned that your home will sell quickly, you will not find a place and you will be virtually homeless or having to move in with somebody in the intro and madness or the good situation. One of the things you may consider is maybe renting first, finding the location you want to be at finding a place, a house or a townhouse or an apartment, depending upon the size of your household and renting in that location or in that school district that you need to be at and getting yourself positioned. Because we all know that it's a very strong seller's market right now. And the pricing for homes is very, very high. So you might be able to take advantage of those good prices and lock in those games. We also then make yourself a non-contingent buyer and gives you the opportunity to come in non-Contingent you've got your proceeds from the sale. Yes, you may have some inconvenience for some period of time, and yes, you may be living in, you know, more cramped quarters or may have to put some things in storage, but the balancing act of you having to try to do the buy and the sale simultaneously in this very, very strong seller's market is getting very, very difficult. So this is one way in which you can take some interim steps to position you such that you can be on the stronger side on your purchase.
