What about “wholesalers”? Here’s the quick version:
A wholesaler often offers below market value in as-is condition, puts your home under contract, then assigns that contract to an investor at a higher price and keeps the difference. Example: Your home might be worth ~150k as-is; they offer 100k, then assign it at 135k and keep 35k. Sometimes it works. Too often, it doesn’t close, and sellers lose precious time.
