A tenant can be evicted easily by the landlord if he has signed a rental agreement, under the enact of new 'Tamilnadu tenancy act 2017' within 30 -90 days. Suppose the rental agreement was not signed or it has expired, the landlord can still file a law suit in the previous TN buildings (lease and rent) act 1960, the success of this suit is merely on the lawyer, who is not money minded and can dismiss the suit within 6 months. The landlord should find a suitable lawyer if he has not made a rental agreement.
