£50, Dry Rot Repair who's to blame?
Dry rot treatment and repair can be very expensive to fix.
I carry out my fair share of dry rot and wet rot repairs, and they always end up costing a large chunk of wonga.
How many people actually check sub floor vents on a pre purchase damp and timber survey, or in this case a building survey?
Should the building surveyor have told the client further investigation is needed?
In this video me and ‪@CkwalkerCoUk‬ discuss a dry rot survey, treatment and tips.
I personally use a Wohler VE 400 articulated camera for surveys of suspended timber floors as this will fit through the sub floor vents. If anybody is interested in purchasing one let me know as I can get you a deal.

Dry rot is one of the most serious issues a property can face. It often starts in hidden areas like subfloors, or behind panelling or plasterboard where there’s poor ventilation and moisture.
Once it takes hold, the fungus can spread rapidly through timber, plaster, and even masonry, leaving behind damage that can cost many thousands of pounds to repair.
The problem is that dry rot often goes unnoticed until it’s too late. Blocked air vents, poor subfloor ventilation, or cavity wall insulation restricting airflow are common root causes that many homeowners and even some surveyors fail to check.
By the time the warning signs appear, such as a musty smell, distorted skirting boards, or fruiting bodies, the damage is usually extensive.
A thorough investigation is the only way to uncover the true extent of dry rot and its causes. Without identifying and fixing the source of moisture, repairs will fail and the fungus will return.
