It’s not just the license and the exam. You’re basically starting a business from scratch — and that means every single thing comes out of your pocket.

You’ll need professional headshots — because image matters in this business.
A laptop that can handle your CRM, contract software, and virtual tours.
Business cards, domain name, and a personal website to make your name searchable and credible.
MLS access, ShowingTime, e-signature tools, and marketing software — all with monthly or annual fees.
You’ll need a reliable phone plan, a proper car to meet clients and show properties, and either an office space or a quiet home setup where you can work professionally.
And don’t forget the presentation side — professional clothes, open house supplies, signage, lockboxes, and even accounting software or a bookkeeper to track all your commissions and deductions.

It adds up fast — easily thousands before you’ve even sold your first home.

But here’s the reality: these aren’t just expenses… they’re investments in credibility.
Because no one hires a realtor who looks unprepared, unprofessional, or unorganized
