How do new roads add value to MHPs

I just finished paving the roads at one of our mobile home parks, and on the surface it looks like a “nice-to-have” improvement.
In reality, new roads hit the value of this park in two powerful ways:
1. Higher Rents – Residents are proud to live here now. Better curb appeal, smoother roads, less dust and mud. That makes it easier to justify rent increases and attract better long-term tenants.
2. Lower Cap Rate at Sale – When a park looks clean, safe, and well maintained, buyers view it as a higher-quality asset. Higher quality = lower perceived risk = lower cap rate when you sell… which means a higher price for the same income.
In this video, I walk through what we did, why we did it, and how something as simple as asphalt can add six figures of value to a mobile home park.
