There are currently 207 active listings in the market with an average list price of $1.679,000. Last year at this time there were 138 active listings.
There are 83 properties either currently pending or in Due Diligence.
With 644 closed sales over the last 12 months, we have a supply of 3.4 months. We continue to be in a seller's market, but inventories are up slightly giving us a few more homes to show you.
Year-to-Date there have been 85 Closed Sales at an average closed price of $1,038,000, with the time of market of 151 days. This compares to 2022 Year-to-Date with 136 Closed sales with an average price of $869,000.
A supply of fewer than 6 months in the market typically will show a rising price trend. We anticipate the trend to continue through the coming season.
