In this video, I break down a recent non-performing note investment that turned into a 6-figure payday — and a solid return for our private lender.
We acquired a 1st lien mortgage secured by a single-family home in Round Rock, TX, where the borrower was 15 months delinquent. After negotiating a deed in lieu of foreclosure and offering a compassionate $75,000 cash-for-keys agreement, we took control of the property, completed a light rehab, and sold the home within 8 months.
📊 Deal Summary:
Note Purchase Price: $147,000
Borrower Payoff (DIL): $75,000
Rehab & Holding: $52,800
Sale Price: $450,000
Net Profit: $136,800
Annualized ROI: 71.9%
🏦 Private Lender Earned:
Loan Amount: $257,500
Interest: $21,804 over 8 months
Interest Rate: 12.7%
Fully secured by the asset via hypothecation and first-position lien
This deal highlights how we use creative financing and value-add strategies to generate strong returns while protecting our investors’ capital.
