With a significant Arctic blast forecasted for early 2026, the UK construction industry faces more than just a weather delay.
This "northerly flow" of ice and snow serves as a direct trigger for specific, legally binding duties under the UK Building Regulations.
Failing to prepare isn't just a logistical headache—it can lead to catastrophic structural failure and serious legal consequences.

1. Structural Collapse & Imposed Loads (Approved Document A) Snow is a massive "imposed load"—a temporary weight that can exert tons of pressure on a structure. Approved Document A categorizes the UK into specific snow load zones; for example, a roof in the Scottish Highlands (Zone 3) must be engineered for much heavier weights than one in London (Zone 1). The highest risk areas are mid-construction sites, such as buildings with temporary roof sheeting or uncured flat roofs, which act like a shelf not yet ready for a heavy weight to jump on it.

2. Moisture and Spalling (Approved Document C) The danger isn't just the snow; it’s the melt. When water soaks into unfinished masonry and then freezes, it expands by 9%, acting like thousands of tiny wedges that force brickwork and mortar apart—a process known as spalling. Under Requirement C2, it is a legal necessity to protect the building envelope. You must cover all exposed or unfinished masonry at the end of every working day to prevent saturation.

3. The "5°C Rule" for Concrete (Chemistry of Curing) Concrete strength relies on a chemical reaction called hydration. If the air temperature drops below 5°C and is falling, this reaction effectively stops. If wet concrete freezes before it has cured, the internal structure is permanently shattered, leaving it weak and crumbly. Unless you are using insulated frost blankets to trap the concrete's natural heat, you should not pour concrete or lay mortar below this magic number.

4. People and Site Safety (CDM Regulations) Under Regulation 34 of the CDM Regulations, site managers have a legal "duty of care" to protect their team from adverse weather. This includes:
• Gritting all pathways to prevent life-changing slip injuries.
• Allowing extra warm-up time for machinery to avoid jerky movements caused by thick hydraulic fluid.
• Ensuring welfare facilities are heated and pipes are not frozen.
