📌 January 2025 Market Highlights:

✔ Sales: 489 (up from 404 in December, but down from 539 in Jan 2024)
✔ New Listings: 1,213 (up from 486 in December, providing more inventory for buyers)
✔ Active Listings: 1,419 (almost double the 751 listings we had in Jan 2024)
✔ Average Price: $896,611 (down from December’s $930,207, but stable year-over-year)
✔ Market Balance: Sales-to-new-listings ratio dropped from 83.1% (sellers’ market) to 40.3% (balanced/buyers’ market)

🏠 What This Means for Buyers & Sellers:

Buyers: More inventory = more choices! But multiple offers are making a comeback in some areas, so be prepared. Prices remain stable, so you don’t need to rush or overpay.
Sellers: Pricing strategy is key! Make your home stand out with professional staging, marketing, and a competitive price to attract serious buyers.
