如何在紐西蘭租房子| How to find a house in New Zealand

1. 在紐西蘭是每週付房租，而不是每個月付房租

2. TradeMe Property 上面有很多租房訊息。
搜尋當地的臉書社團，比如說”For rent in Queenstown, New Zealand”，
搜尋地名找看有沒有當地的社團。

3. 中文管道的話，背包客棧、WeChat和天維網都是很好的方式，
我沒有透過背包客棧和天維網找過長期住宿，
通常在WeChat的當地群組發文
很快就能收到照片和租金的基本資訊。
會使用WeChat的都是中國人居多
以我經驗而言，通常他們可能不會將房源po在臉書或Trade me，而是先問群組裡的人。
一般好的房子，都會非常競爭
所以有額外的租房來源管道（限中文母語人士）可以好好善用

4. 第一次租房時，基本上都需要預繳租金（rent)和保證金(bond)。
總金額可能會達到 5 或 6 週的租金。
我的狀況是只有預繳兩週租金而已
每個房東要求不同

5. 房東最多只能要求「預繳」1 到 2 週的租金（參見下方的紐西蘭官方網站）

6. 押金（bond)的金額最多是4 週的租金

7. 房東必須給租客一張押金收據
並保留押金（bond)直到租賃結束。
如果房屋狀況良好，租客可以拿回押金。

8. 皇后鎮單人房價格落在$180-$220左右（每週），雙人房$280-$350。
一室一廳大概$400以上，三房的話約在$900或以上。
以上的價格都只是大概的數字而已，實際上可能更貴或更便宜(比如滑雪季節就比較貴)

9. 通常房東會要求reference，這是關於你的背景調查，
提供給房東或仲介公司你的主管、同事、前房東的電話。
如果他們覺得你是合適的候選人。
房東或仲介公司會打電話給reference上的人，
詢問你以前的租房狀況、是否有保持房屋整潔等等的問題

2. There are a lot of rental listings on TradeMe Property.
Search for local Facebook groups like "For rent in Queenstown, New Zealand",
Search the location to see if there are any local FB group.
3. If you speak Chinese. Backpacking inn, WeChat and Sky kiwi are all good resource.
I haven't looked for long-term accommodation through backpacking inns and Sky kiwi,
Usually post on local WeChat groups, and you can quickly receive basic information on photos and rentals.
Most of the people who use WeChat are Chinese
In my experience, usually they may not post the listing on Facebook or Trade me, but ask the people in the WeChat group first.
Generally good houses will be very competitive
Therefore, there are additional rental sources will be really useful. (only for native Chinese speakers)
4. When you rent a house for the first time, you basically need to pay rent and bond in advance. The total amount may come up to 5 or 6 weeks rent. My situation is only two weeks rent, and each landlord has different requirements
5. The landlord can only ask for 1 to 2 weeks' rent in advance (see the official New Zealand website)
6. The bond amount is up to 4 weeks rent maximum
7. Landlords must give you a receipt for your bond money and lodge it with Tenancy Services within 23 days. Tenancy Services will hold your bond money until your tenancy ends. You will get your bond back if you leave the property in good condition.
8. Queenstown single room price falls around $180-$220 (weekly), double room $280-$350.
A one-bedroom and one-bedroom is about $400 or more, and a three-bedroom is about $900 or more.
The above prices are only approximate figures, and may actually be more expensive or cheaper (eg, more expensive during ski season)
9. Usually the landlord will ask for a reference, which is about your background check,
Provide the landlord or agency with the phone number of your supervisor, co-worker, former landlord.
If they feel you are the right candidate.
The landlord or agency will call the person on your reference,
Ask questions about your previous rental status, whether you have kept the house tidy, etc.
