Located just SE of Salmon, Idaho on Lemhi Road off Highway 28. Salmon is about halfway between Missoula, Montana, and Idaho Falls, Idaho. The area is rich in minerals, cattle ranches, and beautiful landscapes. The Salmon River flows through town while Lemhi Creek is not far from the property. The mountains to the northeast of the property provide an incredibly scenic backdrop, calling out to those seeking adventures.
Home, Home on the Range
Encompassing 357± acres, this expansive ranch offers hay land, irrigated pasture, and grazing land, and works well as a year-round cattle operation. The land lies on several benches at the base of the mountains. Access roads lead to the pastures, hay fields, and the private pond on the upper bench. The fields are irrigated with 3 wheel lines, hand lines, and some flood irrigation with dirt ditches. Water rights come from the Lemhi River (78 acres) and Geertson Creek (40.9). The higher quality hay land with sprinkler irrigation can produce up to 4.5 tons/acre. The other land is well suited for one cutting of hay followed by grazing cattle. The ranch setup includes a set of corrals with pole fencing, a horse barn, and calving barn, two granaries, and an old milk barn. A 4-bay equipment shed has one enclosed bay and has 220 electric service. All the buildings have had new roofs within the last few years.
Near the home is a year-round spring with stock water and domestic use rights (piped to the house), as well as a domestic well.
The residence is 2,912 sf, with 5 bedrooms and 2 bathrooms. The main level houses the kitchen, living room, 3 bedrooms, and both bathrooms. The other half of the square footage is in the full basement, which includes a family room, two bedrooms, a storage room, and a pantry. The home has a cozy wood stove and baseboard heaters for heating. While the home has had some updates over the years, it is ready for someone to make it their own. An oversized garage is conveniently attached to the home by a breezeway. The second home on the property is the original farmhouse, which may need to be torn down.
The Lemhi Front & River of No Return
The Salmon area offers unlimited recreational opportunities. It is especially known for white water river adventures down the “River of No Return”. The Salmon River earned its nickname for being difficult to navigate as many early pioneers did not return from their journeys on the river. It is the second deepest gorge on the continent and hosts some of the oldest rocks known to mankind. Some have been identified as being 1.5 billion years old. A large variety of species can be fished from the main river including Sockeye, Chinook, and Steelhead salmon. The river is a 15± minute drive from the ranch, and BLM land adjacent to the property offers direct access to more recreation. The property lies within the Idaho Hunt Unit 30, best known for high elk populations. The Lemhi mountain range is located within the Challis-Salmon National Forest. Many recreationists and hunters appreciate the remoteness of the area and consider it to be one of the last true wilderness areas left.
Moving Forward
This third-generation ranch property is ready and able to meet the needs of a rancher looking to start or expand. A bonus is the amazing location with recreation opportunities at every turn.
