A quick synopsis of the stats from the Toronto real estate Board for March 2025
Greater Toronto Area's housing market continued its downward trend.
Good news for prospective homebuyers in the Greater Toronto Area — homeownership became more affordable in March 2025 compared to the same time last year.
According to the TREB, both borrowing costs and home prices have eased over the past 12 months, making monthly mortgage payments more manageable for many households.

But despite the better affordability, some would-be buyers are still holding back.

In terms of numbers, GTA REALTORS® reported just over 5,000 home sales through TRREB’s MLS® System in March — down more than 23% compared to March 2024.
Meanwhile, new listings surged by nearly 29% year-over-year, increasing options for buyers.
The average home price in the GTA last month was just over $1.09 million — a drop of 2.5% from the previous year.
On a seasonally adjusted basis, prices held steady compared to February.
For the Greater Toronto area there were over 23,000 active listings. These active listings are both condos and house.
GTA encompasses a large geographical area and some parts of it can be an hours drive away from Toronto.
When you break it down further just to the 416 districts there is only 9029 total Listings.
Broken down even further there is a total of 6236 active condo listings and only 2793 freehold homes.
