Roof Tune Up - How to reseal plumbing and heating roof flashings and collars. Aliso Viejo Ca

Resealing your roof flashings is important to do in order to prevent roof leaks. Plumbing and heating roof flashings and collars should be clean off and resealed every 10 to 20 years. This is often referred to as a roof tune up and maintenance.

There are a couple of steps to this process, and we show how like to do them in this video. First the roofer should chip off the old sealant. This is necessary because as the old sealant get older and losses its ability to stick the vent pipe and start cracking and coming apart. Once you remove it or clean it off you now have a relatively clean starting to point.

We like to use a high-quality polyether-based sealant for sealing up flashing in general. We don't recommend using an asphalt-based mastic for this purpose because the suns UV tends the break down the mastic, and it stops sealing out water faster.

Another very good alternative to using the polyether-based sealant around the collars is to use rubber EPDM collars. These are the best choice and the only problem you have with trying to use these on a client's home is roofing distributors typically don't stock because roofer don't buy them.

I can only assume most roofer is against using them because it's just more cost effective and convenient to just put some black tar on the flashing. And this in my opinion is why you almost always see plumbing and heating flashing improperly sealed using a cheap product.

If you want your roof tune up done properly then make sure your roofer explains that he will be cleaning off the old sealant first and then resealing them with a high-quality sealant or furnishing the EPDM rubber collars.
