In real estate, there’s always something happening, but I try to share only reality-based insights with you.
After returning from the holidays, I noticed significant activity in two areas. The market currently shows a declining trend, not a rising one — but interestingly, buying activity is strong despite the price drop. Prices are falling, yes, but trading volume is very high.
Let’s begin with DHA Quetta:
The market here is showing downward movement. You can get a 1 Kanal barcode file (successful or unsuccessful allocation) for around 24 to 24.5 lakh rupees.
Now, moving to DHA Lahore Phase 10:
In the past 3–4 days, we’ve seen a price drop of 1.5 to 2 lakh rupees.
There’s always a small difference between allocation and affidavit files — for instance, where affidavit files were at 85 lakh, they’re now at 82 lakh.
Similarly, 5 Marla plots that were 27 lakh are now 25 lakh.
Affidavit files have consistently shown a declining trend.
Now, let’s discuss other DHA Lahore Phases:
In Phase 7, builders are actively constructing houses. Many have shifted from Phase 6 to Phase 7, and homes are being sold at very reasonable prices.
Genuine buyers are present in the market, but investors are focusing more on Phase 9 Prism.
In Phase 9 Prism, possession has been granted in many areas. Although house construction is still slow, DHA has handed over possession, which is a positive sign.
Moving to DHA Multan:
Activity is happening only where there’s end-user demand.
Where there’s no customer, there’s no construction or transaction.
In active zones, plot supply is high, homes are being built, and buying is happening, but prices are under pressure.
In non-possession areas, the decline is sharper, whereas possession areas face price competition due to higher availability — sellers often reduce asking prices to close deals quickly.
In DHA Bahawalpur:
In possession areas, prices start from 50–55 lakh (cost of land) and go up to 75 lakh, plus development charges are paid separately by the buyer.
Lower blocks are showing market decline, and file rates have dropped significantly.
DHA Gujranwala:
The market is consistently declining.
While some construction activity is seen in possession areas, non-possession zones have shown no price increase for the last 1 to 1.5 months.
Currently, a 5 Marla file can be easily bought for 19 to 19.5 lakh rupees.
Finally, people often ask why I don’t discuss DHA Peshawar and DHA Islamabad.
